Iberia's €60 Billion Data Center Boom: M&A, Power, and the Race Against Time

View original article on LinkedInThe Iberian Peninsula is becoming one of Europe's most strategic frontiers for cloud and AI infrastructure. From hyperscale campuses in Aragón to Microsoft's 1.2 GW expansion in Sines, the region is experiencing an unprecedented wave of investment in energy, fiber, and data capacity.
At BtMData, we've analyzed comparable M&A operations while advising a client transforming a former industrial factory with a 132 kV substation into a next-generation data center. The findings reveal a market equally driven by power and location and by speed. For a structured view of the regional opportunity, see our Iberia AI infrastructure pillar.
1. Location, Power… and Time to Market
In today's market, time to market often outweighs even technical redundancy (N+1) in investor and operator decisions. The reason is simple: the AI cycle is moving faster than the permitting process. Whoever can deliver capacity first, even at partial redundancy, captures the demand.
Prime proximity (Madrid & Barcelona) - Projects of 5–20 MW within the first 5–10 km of the M-40 (Madrid) or B-20 (Barcelona) ring remain the most liquid. - Buyers value short fiber latency and corporate colo demand.
Secondary cities - 2–10 MW projects near cities with solid connectivity (Valencia, Bilbao, Seville) show steady traction.
Hyperscale and AI campuses - 60–150 MW+ clusters thrive where both land and high-voltage access exist — e.g., Zaragoza, Toledo, or Aceca. - These sites are powering the AI workloads of the next decade.
Bottlenecks - Smaller projects (<100 MW) in non-prime zones face tougher commercial viability unless paired with renewable PPAs or industrial co-use.
2. Consolidation & Strategic Partnerships
Major deals shaping Iberia's market with vertical integration taking place:
- Nov 2025 — Iberdrola + Echelon Data Centres: €2 BN to build a 144 MW campus in Aceca (Toledo).
- Nov 2025 — Microsoft + Start Campus + Nscale: $10 B plan in Sines (Portugal) for up to 1.2 GW capacity.
- Jul 2025 — Grupo ACS Iridium acquired SEGADE SAELCO SA (HV lines + substations) to vertically integrate grid infrastructure.
- Nov 2024 — Aermont Capital bought Nabiax (from Asterion & Telefónica) for ≈ €1 B.
- Oct 2024 — CVC DIF acquired Adam Data Center (Madrid + Barcelona).
- Jul 2024 — Turner Construction (ACS Company) bought Dornan engineering, expanding MEP delivery capability across EMEA.
Key trend: Utilities, constructors, and infra funds are merging capabilities. The new data center model blends energy + engineering + capital markets.
3. The Mega-Projects Redefining Iberia
A pipeline of M&A and announced investments have been announced in Q4 2025, securing +€60BN to be developed in Iberia 2024-2035. The party just got started.
4. Mapping the Ecosystem
BtMData maintains its own verified map of European data centres, covering operational facilities, planned campuses and hyperscale developments, with capacity, operator and grid proximity for each site.
5. Energy, Permitting, and the Road Ahead
If Spain and Portugal want to consolidate their status as digital and AI hubs, three imperatives stand out:
- Expand grid capacity: reinforce transmission and interconnection between renewable zones and new DC hubs.
- Streamline permitting: current project approval cycles often exceed two years; they must be cut in half.
- Integrate energy policy: link new data campuses with clean PPAs and local microgrid resilience.
Without these reforms, Spain risks being a hosting zone for global operators rather than a full-fledged digital industrial cluster. The alternative is a sovereign, deployable AI Factory model on Iberian assets — what we call AI infrastructure for Iberia.
BtMData's View
The Iberian market is shifting from speculation to execution. Time to market has become the defining metric, even more decisive than redundancy or design purity. Investors, energy firms, and tech giants are now aligned in one goal: delivering power and capacity faster than AI demand grows.
